Everything you need to know about working with a buyers agent — and how to buy smarter.
A buyers agent works exclusively for you — the buyer — not the seller. We search, evaluate, negotiate and secure properties on your behalf. Unlike a selling agent whose job is to get the highest price for the vendor, our only goal is to get you the best property at the best possible price. We handle everything from identifying suitable properties and conducting due diligence, to bidding at auction and managing the entire purchase process so you don't have to.
There's no crystal ball when it comes to predicting property growth — but there are high-probability and low-probability environments, and knowing the difference is everything. When a suburb is genuinely affordable relative to the broader market, sits within an area of high or rising socioeconomic activity, faces a scarcity of available housing supply, and is simultaneously experiencing an increase in buyer and renter demand — that combination creates the conditions for strong, sustained growth. No single factor is enough on its own, but when all four align, the probability of capital growth shifts significantly in your favour.
Buyers agent fee structures vary across the industry. Some agents charge a percentage of the purchase price, which means their fee increases the more expensive your property is. Others operate on a commission-based model. At Ispirto Property Advisory, we work exclusively on a flat fee basis — meaning our fee is the same regardless of what the property costs. We believe our incentive should be finding you the right property at the right price, not a higher one. There are no hidden variables, no inflated purchase prices to justify a larger commission — just transparent, straightforward advice in your best interest.
Choosing the right suburb does 80% of the lifting when it comes to investing — the macro decision almost always outweighs the micro. Once you've identified the right suburb, the best properties are determined by microdata within that location: whether the property sits in a higher socioeconomic pocket, the quality of the surrounding streetscape, and the fundamentals of the specific site. As a rule, avoid properties directly under power lines, positioned at the end of T-intersections, within flood zones, or in close proximity to bushfire-prone areas — these factors can significantly impact both liveability and resale value. While land is always the appreciating asset, don't let a fixation on land content paralyse your decision-making. If the suburb is right and the microdata stacks up, the growth will follow. The suburb does the heavy lifting — trust the process.
Absolutely — auctions are one of the areas where a buyers agent adds the most value. Bidding at auction is an emotional, high-pressure environment designed to extract the highest price from buyers. We take emotion completely out of the equation, bid strategically within your budget, and use proven tactics to reduce competition and keep prices down. Many buyers who go it alone at auction overpay simply because of the adrenaline in the room.
The timeline varies depending on your brief, the market conditions and how quickly the right property becomes available. For most clients, we secure a property within 4–10 weeks of starting the search. Owner occupiers searching for a specific type of home may take a little longer, while investors with a clear brief can sometimes be under contract within 2–3 weeks. The key is doing the groundwork upfront — finance pre-approval, clear brief, and having your solicitor ready so you can move fast when the right property appears.
